New Build House Inspections in Boise, ID
Premium Property Inspections offers new construction phase inspections as part of our home inspection services. These inspections are broken into three phases, including:
Framing: Framing is quite literally the bones of your home; this is why we recommend new home inspections during the construction process. An inspection during framing can identify structural issues, ensure compliance with building codes, catch any design and layout issues, and a private inspector can provide additional builder accountability. Identifying and addressing these issues during framing can prevent problems that otherwise could not be fixed.
Before closing walls: Right before the drywall goes up is another natural checkpoint to get a home inspection. Accessing the space gets significantly more challenging once the walls are closed, so this is a great time to get a thorough check which can catch hidden defects that may not be obvious at first glance. Additionally, this mid-stage inspection acts as quality control for electrical and plumbing systems along with checking the insulation, whether the structure is in compliance with building codes, and generally provides greater peace of mind as the interior of the structure goes up.
Pre-close prior to sale: There are thousands of details that go into building a home that’s ready to be lived in. When you work with Premium Property Inspections, you can trust that these details will be examined and any deficiencies will be noted. As professionals, we have experience in catching issues that are common to new builds, and the pre-close inspection is the perfect time to bring these issues to light while you can still get them repaired before binding contracts are finalized.
These three phases allow us to ensure that all major systems--electrical, mechanical, plumbing, wiring, pumping, drainage, piping, outlets, exhaust venting, and more--are all in good shape before move-in. Although new homes don’t require testing that older structures might, such as lead-based paint and asbestos inspection, there may be some smaller details that were missed by busy construction workers that can be identified for correction by our services.
