Residential Property Inspection Services
Here’s what to expect an inspector to look at during a home inspection:
Exterior: The exterior of the home is what protects everything from the elements. An inspector will examine the roof (including the roof covering, flashing, chimneys, skylights, shingles, vents, and more), gutter, downspouts, siding, windows, doors, any decks or porches, and any other exterior structure.
Interior: Your inspector will also take a look at walls, ceilings, floors, doors, windows, staircases and railings, and more. There may be defects you do not notice during daily use, but an expert will be able to assess for any signs of damage that may be a safety concern.
Foundation: Structural components such as the foundation, basement, and any crawl spaces will be examined for cracks, moisture, settlement, and any other structural concerns.
Plumbing: Inspections will cover pipes, fixtures, faucets, drains, water supply, water heaters, and more for functionality, leaks, and overall condition.
Electrical: Main panels, circuit breakers, wiring, outlets, light fixtures, and switches can all be safety hazards and should be inspected by a professional.
HVAC: Heating and cooling systems including furnaces, air conditioners, ductwork, and ventilation are vital, especially here in Boise where we experience extremes in weather. We also examine insulation and ventilation.
Appliances: Major appliances and built-in systems including ovens, dishwashers, washers and dryers, central vacuum systems, and smoke detectors should be checked as well.
Safety issues: It is always a good idea to check for radon, carbon monoxide, mold, lead, and asbestos in older homes as well.
Needless to say, there are a lot of moving parts when it comes to homeownership, and we are eager to help check on each component of your home!
